What are the dues and fees for property owners?

The annual assessment is three hundred fifty ($350) dollars per year. Annual assessment notices are mailed in January and late if not paid by March 31. Payments after March 31st, incur a $30 late fee. If an assessment remains unpaid, a lien may be filed by the POA.
 
 

What amenities and privileges does 14 Park Place offer?

14 Park Place has a community pool, tennis/basketball court and clubhouse. The amenities are available to all residents in good-standing membership (i.e., having paid all required dues and assessments).
 
 

How do residents schedule events at the clubhouse?

Submit a request form here or email 14parkplacepoa@gmail.com for a reservation. There is no cost for a reservation or deposit. We just ask that you clean up after your reservation.
 
 

What are the requirements for new homes?

See the CC&R's attached here for all the specific requirements. An application for Approval for a Single Family Dwelling, Lot Owner & Contractor Information Sheet and construction deposit must be submitted to the POA with all building plans and City permits. No construction may begin without approval from the POA.
 
 

What are the requirements for changing existing homes?

Article VII, Section 5 of the CC&R's require any exterior improvements to a home in 14 Park Place be approved by the architectural committee. Please submit the following architectural modification form with city permits, if any, to the POA. The architectural committee will review the request and provide a response. No work may be commenced without approval from the POA. If you are unsure whether your project requires approval, please email 14parkplacepoa@gmail.com.
 
 

Are residents allowed to have garage sales?

Yes, the City of Nixa requires a garage sale permit and limits a homeowner to 2 sales per year. Please see the link for more information http://www.nixa.com/departments/administration/garage-sale-permits. The City Wide Garage Sale is held Mother's Day weekend each calendar and does not require a permit.
 
 

How do new residents get utility services?

Trash is serviced by the City of Nixa Utilities and can be signed up when obtaining your electric, water and sewer service. Please see the link for how to establish new service http://www.nixa.com/business/utilities/establishing-new-service. Normal pickup is Fridays (but is moved to Saturday on Holiday weeks). It's recommended that trash be placed at the curb the evening prior to service (currently every Tuesday morning). In addition, all carts must be removed from the curbside by midnight on the day of service. The POA may assess a Notice of Violation for carts being out beyond these hours.
 
Residential gas service is provided by Missouri Gas & Energy. Their website is www.missourigasenergy.com.
 
 

Does 14 Park Place hire a company to remove snow?

The City of Nixa does the primary roads into the complex. The POA does hire a snow removal company when necessary to clear or spread salt as needed for the other streets.
 
 

Can I park my vehicle on the street?

Yes, however, the CC&R's prohibit vehicles being parked for extended periods, being unsightly or in disrepair. Please see Article VII, Section 7 of the CC&R's for more details. Trailers, campers and boats cannot be parked regularly in 14 Park Place (only for loading and unloading purposes).
